Most chimney leaks come from the flashing, the metal that seals the joint where the chimney comes through the roof. When it rusts or pulls away from the brick, rain runs down the outside of the chimney into the attic and the ceiling below. We replace the step and counter flashing and fix any soft wood under it.
Why does my chimney leak when it rains?
Most chimney leaks we see aren't from the flue (the opening inside the chimney that smoke goes up). They're from the metal flashing where the chimney comes through the roof. When that metal rusts or pulls away, water runs down the outside of the chimney into the attic.
We remove the bad flashing, fix any soft wood under it, and install new flashing tied into the shingles or the flat roof.

How do I know if my chimney flashing is leaking?
Stains on the ceiling or wall next to the chimney, wet wood around the chimney in the attic, and rusted or lifted metal where the chimney meets the roof all point to the flashing.
Why does my chimney only leak in hard or wind-driven rain?
Wind pushes water sideways into gaps in loose flashing or open mortar joints that stay dry in a light rain. That pattern usually points to the flashing or the brick just above it.
Can you fix chimney flashing without a new roof?
Usually, yes. The repair is local to the chimney. We take up the roofing around it, install new flashing, and tie it back into the shingles or the flat roof.
Do you fix the chimney brick too?
