Roof repair in Baltimore City and County

Most roofs need a repair.
Not a new roof.

Leaks, missing shingles, flashing, flat rowhouse roofs and slate. We find where the water is getting in and fix that. Text me a photo and I'll tell you what I see.

I'm often up on a roof, so a text usually reaches me fastest, but call anytime.

Repairs we do

What roof problems do you fix?

Leaks, missing shingles, flashing, flat and porch roofs, slate, copper, cedar shake, metal, and the rotted wood at the roof edge. We match the repair to the material.

Asphalt shingles

Missing, cracked or lifted shingles replaced and closely matched. Wind and age take them off first at edges and corners.

Shingle replacement

Flat roofs and silver coat

Modified bitumen is the flat roof we fix most on rowhouse and porch roofs, plus EPDM rubber. Then a fresh silver coat about every 5 years.

How often to silver coat

Slate

Cracked or slipped slates replaced with real slate. Synthetic slate isn't a good match on a slate roof, so we only use it if you ask. See slate roof repair.

Repair or replace slate?

Cedar shake

Split, curled or missing shakes replaced on older homes, matched to what's there.

TPO

Open seams, punctures and loose edges on white TPO flat roofs.

Copper

We re-solder open seams and repair copper bays, valleys and flashing.

Standing seam metal

We reseal seams, patch rust and fix loose panels on standing seam roofs.

Flashing

Walls, valleys, dormers and vents. Flashing is the leak I find most.

Roof flashing repair

Chimney flashing

Where the chimney meets the roof. Often the reason a chimney leaks when it rains.

Chimney flashing repair

Skylight flashing

Most skylight leaks are the flashing around it, not the glass. We reflash it.

Why skylights leak

Vent boots

A cracked rubber boot around a vent pipe is a common ceiling stain. A new boot lasts with maintenance.

Vent pipe leaks

Drip edge

We add or extend drip edge so water drops into the gutter, not behind it.

Water behind gutters

Not sure where the water is coming in? See roof leak detection and repair. Leaking right now? Here's what to do first. When it's safe to get up there, we can sometimes put a temporary cover on until the roof is dry enough to repair. See what can be repaired in the rain or in winter. Rotted wood at the edge? Repair first

Do most roofs need a repair or a new roof?

Most roofs I look at need a repair, not a new roof. The leak is usually at the flashing, a few missing shingles, or a seam on a flat roof.

Omni-Roof repairs roofs across Baltimore City and Baltimore County: rowhouses in the city and single-family homes in Dundalk, Essex, Towson, Parkville and White Marsh. I'm James Preston, the owner, with 24+ years on thousands of homes. A lot of roofing companies push a full replacement. We don't.

We find that spot, fix it, and tell you what else on the roof is worth watching. Licensed and insured, MHIC #154344, and BBB accredited, A+.

Should I repair or replace my roof?

Usually a repair
  • One leak in one spot
  • A few missing shingles
  • Loose or worn flashing
  • An open seam on a flat roof
  • A cracked vent boot
Time to talk replacement
  • Wear on every slope
  • Soft decking across a big stretch
  • Shingles worn out end to end
  • New leaks every hard rain

If the roof has years left, we repair it. If it doesn't, I'll tell you and show you the pictures. You get a clear recommendation either way. No pressure, no scare talk.

How it works

Three steps. No sales pitch.

You talk to me, not a call center.

  1. 1

    Text me a picture

Send your address and a photo or two to (443) 900-4815. A photo from the ground is fine.

  2. 2

    We come out and look

I tell you what I see in your photos, then we come out and look in person. We get up on the roof whenever it's safe. If it's too steep, too high or too fragile to walk, I use the drone.

  3. 3

I give you a written price

You get it in writing before any work starts. If it's something small and you OK it on the spot, we can take care of it while we're there. If a repair will hold, I tell you. If it won't, I tell you that too.

I would like to thank James Preston of Omni Roof for the work he performed fixing the soffit on my roof. The fast response to my request and the speed to complete the fix was outstanding. Omni Roof will definitely be my go-to choice for future work needed.

Questions

Roof repair questions

More in the roofing FAQs and the guide to parts of a roof.

Do you mostly repair roofs or replace them?

Mostly repairs. If a roof still has years left, we fix the leak or the damage and leave the rest alone. If it's worn out end to end or the decking is soft across a big area, I'll say so and show you pictures.

What are the most common causes of roof leaks in Baltimore?

Flashing is the most common cause I find, at chimneys, walls, vents and skylights. After that it's missing shingles after wind, cracked vent boots, open seams and clogged drains on flat rowhouse roofs, and cracked or slipped slate on older homes. See roof leak detection and repair for how we find them.

Do you work on flat roofs and slate?

Yes. On rowhouse and porch roofs we mostly repair modified bitumen, plus EPDM rubber and TPO, and a flat roof needs a fresh silver coat about every 5 years. On older homes we repair slate, copper, cedar shake, and standing seam metal. We match the repair to the material. On a slate roof that means real slate. Synthetic slate isn't a good match, so we only use it if you ask.

How do I know if I need a roof repair or a full replacement?

Look at how much of the roof is affected. One leak, a few missing shingles or loose flashing usually means a repair. Wear on every slope, soft decking in many spots, or new leaks every time it rains hard point toward replacement.

Can you fix a roof leak in the rain or in winter?

A lasting repair needs a dry roof and, for most materials, weather above freezing. If it's leaking now and it's safe to get up there, we can sometimes put a temporary cover on until the roof is dry enough to repair it right.

Are you licensed and insured?

Yes. Omni-Roof is licensed and insured, MHIC #154344, and BBB accredited, A+. I have 24+ years on thousands of Baltimore homes. We get up on the roof whenever it's safe. If a roof is too steep, too high or too fragile to walk, I use the drone. I'm an FAA-licensed drone pilot.

How do I get a price?

Text your address and a few pictures of what you're seeing to 443-900-4815, or call. I'll tell you what it looks like from the photos, then we come look in person. You get a written price before work starts, except small fixes you OK on the spot, which we can do while we're there.
